Requirements for investigation of building defects may arise in order to resolve deficiencies within the internal environment of a building, in response to symptoms of damage or distress which may become apparent within the building fabric during occupation or in the course of technical due diligence inspections.

In some cases it will not be possible to establish the cause of deterioration or symptoms without invasive work to the building fabric whilst in other cases non-destructive testing or investigation may be possible.

Defects investigation may also be necessary in order to fully establish causes of disrepair in the context of a tenant’s repairing liability and inclusion within a Schedule of Dilapidations.

Investigation may require to be undertaken upon a phased basis and require appointment of specialist consultants and testing houses in order to fully establish the nature of defects and remedial strategy.
