Shearwater BAC is a Building Surveying practice with expertise in both residential and commercial property. We are able to provide expert assistance covering a broad array of services, including; pre-acquisition advice, party wall matters, defect diagnosis, dilapidations on leasehold property, planned preventative maintenance and more.

Shearwater BAC was established by Andrew Nichols in October 2016. This followed restructuring of the business interests of Shearwater Consultancy Ltd which Andrew had co-founded in June 1990. Over the course of nearly 30 years, Shearwater Consultancy went on to offer successful and recognised advisory services across a broad range of building consultancy managed through small teams of surveyors.

Previous advisory roles included technical due diligence and building surveys across a diversity of asset classes, procurement and management of refurbishment and development contracts within the scope of broader asset management strategies. Other professional consultancy encompassed landlord and tenant matters, boundary and party wall issues, defects investigation and advice in relation to disputes either in contemplation of proceedings or pursuant to expert witness appointment.

Shearwater London

Shearwater BAC consolidates and develops this knowledge base, assisting clients in reaching informed judgements in relation to property acquisition, management strategies and maximisation of value.

Shearwater BAC is based in central London where most client requirements for advisory services in connection with property matters are located. Approximately one fifth of project case load is however more widely distributed. This applies particularly in the context of transactional property matters in which respect building surveys and technical due diligence are offered nationally where experience offered extends to include country houses and estates.

Shearwater BAC consultancy is offered with regard to most sizes and types of property asset class. Relevant experience in respect of transactional commercial property matters ranges from leasehold acquisition of a single floor within larger premises to central London freehold investment acquisitions in the order of £200 million value on behalf of sovereign wealth funds. Corresponding experience in respect of residential acquisitions similarly ranges from leasehold flats which may be purpose built or within converted period properties to redeveloped London townhouses in excess of £50 million value.
